Western Australia’s Prestige Market: The Western Suburbs Come of Age
Three years of double-digit growth have turned Perth’s riverside and coastal enclaves into a genuine national prestige market. Thirty-one suburbs now have a median house price of $2 million or more, and in September a Cottesloe home set the year’s benchmark.

Perth’s prestige market used to be easy to map: a few streets in Peppermint Grove, Dalkeith and Mosman Park along the Swan River, and a strip of Cottesloe facing the Indian Ocean. That map has grown considerably. In the year to June 2026, a record 31 Perth suburbs recorded a median house sale price of $2 million or more, according to the Real Estate Institute of Western Australia (REIWA). Five years earlier, only three did.
The year’s headline sale came in September, when an architect-designed Cottesloe home sold for about $25 million. Business News reported it as a suburb record and the largest residential deal in Western Australia so far in 2026. It confirmed what the data had shown for some time: Perth’s top end now competes nationally.
Defining prestige in Perth
By Ray White’s 2026 measure, the entry point to the top five per cent of Perth house sales is $2.48 million. That is close to Brisbane’s $2.49 million and Melbourne’s $2.58 million, a convergence that would have been hard to imagine a decade ago. Ray White’s economist described Perth as being in its third consecutive year of double-digit luxury growth, and characterised that pace as the city’s new baseline rather than a passing phase.
Suburb medians show how far values have moved. REIWA puts Peppermint Grove at $6.575 million, comfortably the most expensive suburb in the state. City Beach and Dalkeith follow at $4.1 million each, then Cottesloe at $3.355 million and Mosman Park at $2.95 million. Newcomers to the $2 million club include Attadale, Bicton, Marmion, North Beach, Rossmoyne, Salter Point, Wembley Downs and West Leederville, evidence that prestige pricing has spread well beyond the traditional western suburbs.
At the very top, Westpac Private’s 2026 Prestige Property Report, based on Cotality data, recorded a record 176 Western Australian home sales of $5 million or more in 2025, up 8 per cent, with about 95 per cent of them in Perth. City Beach led with 22, ahead of Cottesloe (20), Peppermint Grove (17), Applecross (15), South Perth (14), Mosman Park (12) and Dalkeith (11). Regional activity is concentrated in the South West, around Dunsborough and Yallingup.
Five years ago, three Perth suburbs had a median house price above $2 million. Today there are 31.
River estates and ocean frontage
Perth’s prestige geography divides into two kinds of water. Along the Swan River, Peppermint Grove, Dalkeith, Mosman Park, Claremont, Nedlands and Applecross offer deep river frontage, jetties and established gardens on large lots. Along the coast, Cottesloe, City Beach, Swanbourne, Trigg and Marmion trade on uninterrupted ocean views and sunsets over the Indian Ocean.
The buyers
Western Australia’s prestige buyers are closely tied to its economy. Opteon’s August 2026 analysis identifies resources-sector executives and business owners, highly paid fly-in fly-out professionals, returning expatriates and cash-rich local upgraders as the main sources of demand. It notes that downsizers increasingly dominate the very top of the market. The same analysis points to strong population growth, with Western Australia’s population growing 2.2 per cent in the year to December 2025, and to the resources sector’s outsized share of state economic activity.
- Discretion is common: a leading buyers’ agent cited by Opteon estimates that between 50 and 80 per cent of Perth homes asking $10 million or more sell off-market.
- Interstate buyers have been attracted by the price gap with Sydney’s harbourfront, although Perth’s top-end prices are now catching up.
- Foreign buyers face two hurdles: a federal ban on purchases of established dwellings, in place since 1 April 2025 and announced in the 2026-27 Budget to be extended to 30 June 2029, and Western Australia’s 7 per cent foreign transfer duty, in place since 1 January 2019.
What commands a premium
River frontage with a private jetty and a north-facing aspect remains the most valuable feature in Perth, and the supply is fixed. Ocean-facing land in Cottesloe and City Beach, particularly on wide or double blocks, is close behind. Buyers also pay a clear premium for homes that are already finished. Finished architectural homes, landscaped gardens by recognised designers, tennis courts and separate guest accommodation all feature in this year’s highest sales. With building costs and timeframes still stretched, a completed home on a large western suburbs block is worth noticeably more to most buyers than a site with plans.
On the river or facing the ocean, Perth’s best addresses are fixed in number. That scarcity sets the price.
Outlook
The market has cooled. Cotality’s index shows Perth dwelling values fell 0.8 per cent in August 2026 and 3.2 per cent over three months, leaving them 3.2 per cent below their April peak. They are still 15.6 per cent higher than a year ago, with a median of $999,987, and almost 80 per cent higher than five years ago. Opteon notes that Perth’s highest-value quartile rose only 1.2 per cent over the June quarter, against 3.4 per cent for the lowest quartile. Active listings across the city passed 6,000 in June, up 58.3 per cent on a year earlier.
Elevated interest rates, a softer national market and changes to property taxation announced in the May federal budget will make buyers more selective. Even so, the fundamentals behind Perth’s prestige market are sturdier than in previous cycles: a broader base of million-dollar suburbs, a resources economy generating serious private wealth, and a limited supply of river and ocean frontage. For well-located homes of genuine quality, the more likely outcome is steadier growth rather than a reversal.
