Perth finished 2025 with record house and unit prices on the Real Estate Institute of Western Australia’s annual settled-sales measure. In its outlook published on 27 January 2026, REIWA reported a median house sale price of $850,000 and a median unit sale price of $600,000.
The house figure increased from $750,000 at the end of 2024, a rise of 13.3 per cent. Units increased from $500,000, gaining 20.0 per cent over the same period. The figures were correct as at 22 January 2026.
What the median measures
REIWA identifies these figures as annual medians based on settled sales. Each is the middle price in the relevant set of transactions over the reporting period. A quarterly median covers a shorter window and can respond differently when the mix of homes sold changes.
For an individual buyer, the citywide result is a starting point. It does not tell them the price of a particular home, and it should be compared with sales of similar properties in the same location.
Units gained ground
REIWA’s separate breakdown of unit types reported a $545,000 median for home units, $800,000 for townhouses, $620,000 for villas and $656,000 for apartments in 2025. Those categories have different accommodation and ownership characteristics, which matter as well as price.
The distinction is useful when assessing the headline unit figure. An apartment in a multi-storey building, a villa with private grounds and a townhouse are different products even when grouped together in a broader market series.
