Two boundaries, two market measures
REIQ’s December 2024 quarter house-sales table reports a median of $910,000 for Greater Brisbane, compared with $1.215 million for the Brisbane local government area. The table was published with the institute’s market release on 2 March 2025.
The broader region recorded 8,574 house sales, including 3,438 in Brisbane LGA. Greater Brisbane’s quarterly median increased 4.00 per cent, while the Brisbane LGA figure increased 1.25 per cent.
The surrounding council areas
Within the same quarterly table, Ipswich recorded $720,000, Logan $780,000, Moreton Bay $850,000 and Redland $941,000. These are medians for separate local government areas within the broader region.
A buyer comparing those figures is comparing different geographic markets, with different mixes of land sizes, building types and access to employment. A larger regional boundary can include more lower-priced transactions than an inner council area.
Use consistent periods and property types
REIQ identifies CoreLogic as the underlying data source for its analysis. Its table distinguishes quarterly medians from annual medians and shows transaction volumes alongside both.
A median is the middle sale in a set of transactions. It can move when the composition of sales changes, even without an equivalent change in the value of every property. When comparing reports or assessing a home, keep the location boundary, house category and time period consistent.
