Limited availability across the city
Adelaide’s rental vacancy rate was 0.5 per cent in March 2024, according to SQM Research’s release of 16 April. Perth recorded the same rate, placing the two cities at the tightest end of the capital-city comparison.
The national rate held at 1.0 per cent. Adelaide’s CBD recorded 1.0 per cent, illustrating why the central business district and the broader city should be considered separately.
What is counted as vacant
SQM’s vacancy measure uses online rental listings advertised for at least three weeks, compared with the established rental stock. It is a measure of available accommodation under that methodology, rather than a census of every empty building.
An unoccupied property may be undergoing renovation, awaiting a sale or unavailable for a long-term lease. Equally, a recently advertised rental may be available before it meets the time threshold used in the vacancy calculation.
Availability and rent are different measures
The small vacancy share describes the limited pool of homes meeting the report’s criteria. It does not provide the weekly rent for a particular suburb, nor show whether a home suits a household’s size, transport needs or budget.
For tenants comparing options, both the price and the practical suitability of an available home matter. A citywide vacancy rate supplies context, while current advertisements and inspections establish the choices actually available at a given time.
