South Australia’s Prestige Property Market in 2026: Adelaide’s Changing Top End
Adelaide recorded more sales above $5 million in 2025 than in the previous year. Its prestige market combines established villas, coastal positions and tightly held land, while the broader market has since lost momentum.

Adelaide's prestige market deserves attention beyond the headline sale. Westpac Private's 2026 report records a larger number of transactions above $5 million in 2025, providing a useful measure of the market's depth. That settled-sales series is more informative than treating a reported trophy transaction as a benchmark for every nearby home.
The shift has happened against a national backdrop that has turned decisively softer in 2026. Adelaide has not escaped it entirely, but it has held its ground better than most, and its top end is now being measured against the country’s best.
What prestige means in Adelaide
Westpac Private’s 2026 Prestige Property Report, built on Cotality data, uses $5 million as a national benchmark for a prestige sale. By that yardstick, Adelaide recorded 38 prestige sales in 2025, up from 22 the year before, the strongest rate of growth of any market in the country. Brisbane, Perth and Adelaide each reached record prestige volumes.
Local practitioners often draw the line lower. Valuation firm Opteon, in a July 2026 analysis of the city’s top end, defines Adelaide prestige as residential sales above $3 million, a threshold that better captures the depth of the market across the eastern suburbs and the coast. Either way, the trend is the same: more homes are crossing the line each year, helped by price growth and by Adelaide’s relative affordability compared with the eastern seaboard.
The prestige map
Cotality’s 2025 figures place Somerton Park at the head of the list with seven sales above $5 million, followed by Medindie, Unley Park, Gilberton and North Adelaide with three each, and Leabrook, Toorak Gardens and South Brighton with two. The typical prestige asset, Westpac Private notes, is a large renovated character home or sandstone villa on a substantial landholding, with easy access to both the coast and the CBD.
Opteon groups the market into three distinct precincts. The inner east and north, including Medindie, Unley Park, Gilberton and College Park, is the traditional heartland of old Adelaide wealth. The coastal strip of Somerton Park, Glenelg North and Tennyson trades on Esplanade frontage and sea views. And in the Adelaide Hills and beyond, Stirling, Hahndorf and Willunga offer acreage, gardens and a cooler climate.
In Adelaide, the finest homes change hands once a generation.
Price growth and momentum
Winter has since cooled the pace. Cotality’s Home Value Index shows Adelaide dwelling values fell 0.8% in August and 1.6% over three months, leaving them 1.6% below the May 2026 peak. Even so, values remain 8.6% higher than a year ago and 64.0% higher than five years ago, and the city has the tightest rental market of any capital, with a vacancy rate of 1.3%.
Who is buying
Opteon identifies four groups driving the top end: interstate buyers from Sydney and Melbourne seeking relative value, equity-rich owners who are less exposed to changes in tax policy, established local families and professionals, and high-net-worth households relocating to the city. Buyers’ agents report a high proportion of cash purchases and a significant share of off-market trading, which means some of the city’s best transactions never appear in public results.
Offshore buyers play a limited role. South Australia has applied a 7% foreign ownership surcharge to acquisitions of residential land since 1 January 2018, and the federal ban on foreign persons buying established dwellings, in place since 1 April 2025, was announced in the 2026–27 federal Budget to be extended to 30 June 2029. The same Budget restricted negative gearing on established dwellings bought after 12 May 2026 and will replace the 50% capital gains discount from 1 July 2027. Owner-occupiers, who dominate Adelaide’s prestige market, are less affected because a principal residence remains exempt from capital gains tax.
What commands a premium
- Land: large, tightly held allotments in the inner east and north.
- Heritage stone: restored sandstone villas and nineteenth-century estates with original detailing.
- Esplanade frontage: direct beach outlooks in Somerton Park, Glenelg and Henley Beach.
- Amenity within the estate: tennis courts, pools, guest accommodation and garaging for several cars.
- Proximity: short drives to the CBD, the parklands and leading schools.
Adelaide’s premium is paid for space, stone and a sense of permanence.
The outlook
Opteon expects moderation rather than correction, noting that the structural supports for the city’s top end remain intact. The principal risk it identifies is a fall in interstate buyer activity if conditions in Sydney and Melbourne stabilise and the relative-value argument weakens. Nationally, Cotality warns that elevated borrowing costs and the possibility of a further rate rise are weighing on demand.
For buyers, the practical task is to compare like with like. A coastal site and an inner-suburban villa can appeal to very different households, even at the same price. Recent settled evidence, the condition of the building and the cost of the work a buyer intends to undertake should inform a property-level assessment.
