A look back at the March quarter

South Australia’s Valuer-General records a metropolitan Adelaide median house-sale price of $847,000 for the March quarter of 2025. The equivalent figure for March 2024 was $760,000. This retrospective uses the official historical table updated on 28 July 2026, rather than treating a later data revision as an announcement made in April 2025.

The series puts the December 2024 median at $850,000. The March result was therefore below the immediately preceding quarter, while remaining above the same period a year earlier.

Citywide and suburb figures answer different questions

The official suburb workbook records a March 2025 median of $1.45 million for Adelaide suburb from six house sales, and $2.45 million for North Adelaide from ten. Those locations are individual parts of the metropolitan market; their prices should not be used as the median for the entire city.

The workbook also reports the transaction count beside each median. A small group of sales can change substantially when a different mix of homes sells, particularly where property sizes and quality vary.

Reading the sale-price measure

A median is the middle observation when sale prices are ordered. It is a summary of transactions during a specified period, rather than an appraisal of every home in a suburb.

For comparisons, match the geography, property category and reporting window. A house-only quarterly result and an annual figure covering all dwellings describe different sets of properties. Recent comparable sales remain the more specific evidence when assessing one home.
