Sydney values increased through spring

Sydney dwelling values increased 2.1 per cent in the three months to September 2025, according to Cotality’s Home Value Index released on 1 October. The monthly rise was 0.8 per cent, taking annual growth to 3.0 per cent.

The report recorded a median dwelling value of $1,241,054 for Sydney. Its all-dwelling series was at its high point at the end of the reporting period.

A broad value measure

The index covers the housing market through estimated values. Its median dwelling value includes houses and units, and is distinct from a median calculated from the prices of houses sold in a particular quarter.

That distinction matters when comparing headlines. A house-only measure will describe a different stock of properties, while a sale-price median is affected by which homes happen to transact during the period.

Reading the result at property level

A quarterly increase describes a citywide movement over three months. It cannot establish the appropriate asking price for an individual home or show that every part of Sydney experienced the same change.

Buyers and sellers can use the index as background while comparing recent sales in the relevant neighbourhood. Similar accommodation, land, condition and location provide a closer comparison than a metropolitan summary. Keeping the source, date and property category attached to each statistic makes those comparisons more useful and reduces the chance of treating different measures as interchangeable.
