Elaine’s sale in Point Piper is recorded at $130 million in Pillinger’s winter 2025 Eastern Suburbs Luxury Property Market Report. The agency names Brad Pillinger as the selling agent and places the estate at the top of its Sydney residential sales table for the 2024–25 financial year.
The winter review looks back over the 2024–25 financial year and discusses the June 2025 quarter. Elaine’s result illustrates the scale of the largest transactions within that period, when individual harbour estates and prominent apartments attracted substantial prices.
A standout result in the agency’s review
The agency’s Sydney sales table places Elaine above a Crown penthouse in Barangaroo listed at approximately $80 million and a Vaucluse Road property recorded at $56 million. Those are the prices reported in Pillinger’s financial-year review.
Such rankings bring together very different properties. A waterfront house and a penthouse may appeal to different buyers, with different land, access, maintenance and ownership considerations. Their transaction amounts alone do not establish which offers better value for a particular purchaser.
Reading a trophy sale in context
Pillinger’s review covers the 2024–25 financial year and the June 2025 quarter. Its table therefore describes a defined historical period rather than a current ranking of Australia’s most expensive homes.
A sale at this level is a specific transaction involving an unusual property. It can inform comparisons between major harbour estates, but it is not evidence of the median price in Point Piper or of broad price growth. Buyers comparing exceptional properties still need to consider the site, improvements, access and conditions of each sale.
