Hobart’s rental vacancy rate fell to 1.4 per cent in the December quarter of 2025, from 1.7 per cent in September, according to the Real Estate Institute of Tasmania’s report released on 18 March 2026.
Availability also tightened in the other regions covered. Launceston’s rate fell from 1.8 per cent to 1.5 per cent, while the North West moved from 1.9 per cent to 1.7 per cent.
More competition for available homes
The institute reported increasing demand and a shrinking pool of homes available for sale and rent. It also described shorter selling and leasing times and more frequent competition between applicants and buyers.
A vacancy rate measures availability, rather than the weekly amount a household will pay. A lower rate can make finding a suitable home more difficult, but an applicant’s experience still depends on location, property type, lease timing and budget.
Rental activity and ownership changes
REIT recorded 650 investor purchases in the December quarter, 29 per cent above September. It cautioned that many were existing rental properties changing ownership as other landlords left the market. A higher number of investor purchases therefore does not automatically mean the same number of additional rental homes.
For prospective tenants, the useful comparison is between currently available homes with similar accommodation. For owners, the vacancy result provides context for leasing conditions across a region; it should be read alongside the property’s condition, asking rent and time on the market.
