Fewer vacancies in the March snapshot
Darwin’s rental vacancy rate fell to 0.8 per cent in March 2025, from 1.1 per cent in February, according to SQM Research’s release of 15 April. The number of vacant rental properties in its series fell from 277 to 210.
The year-earlier comparison also shows a reduction: March 2024 recorded 357 vacancies and a rate of 1.4 per cent. SQM identified Darwin as having the largest monthly decline among the cities covered.
Advertised rents also increased
The same release reports a 3.3 per cent rise in Darwin asking rents over the month leading up to 12 April 2025. This is a rolling monthly change in advertised rents, rather than a calendar-quarter median or an annual increase.
The vacancy and rent figures cover different windows. Keeping those dates visible makes it possible to understand what each observation says without treating them as a single simultaneous measurement.
A measure of rental availability
SQM counts rental listings advertised for at least three weeks against the established rental stock. The vacancy rate therefore follows a defined listing-based method; it is not a count of all buildings that happen to be unoccupied.
For someone searching for a home, the rate gives context for availability across Darwin. The actual choice still depends on the location, weekly price and accommodation of properties advertised at the time. A citywide trend cannot establish the terms of a particular lease or replace comparing suitable homes directly.
