Availability tightened in April
Darwin’s rental vacancy rate fell from 1.4 per cent in March to 1.1 per cent in April 2024, according to SQM Research’s release of 14 May. The report identified Darwin as recording the largest change in vacancies over the month.
Its rental update also recorded a 4.8 per cent rise in Darwin asking rents over the 30 days to 12 May. That was the fastest increase among the capitals in that particular reporting window.
Two indicators with different dates
The vacancy result describes April availability. The asking-rent movement covers a later rolling period ending in May. Both show aspects of market conditions, but they are not observations taken on exactly the same date.
SQM uses listings advertised for three weeks or longer in its vacancy calculation, comparing them with established rental stock. Its asking-rent measure reflects the advertised rental market rather than the price of every existing tenancy.
What this means for comparing homes
A rapid monthly rise should be read with its short time period attached. It is not an annual growth rate, and it does not imply that every landlord increased the rent by the same percentage.
For tenants, the practical comparison remains the weekly cost of homes currently available with the required accommodation and location. For owners, an advertised rent is a proposal to the market; the eventual lease terms depend on the property and the agreement reached. Neither rental statistic is a measure of the price paid to buy a home.
