A positive year with a modest December finish

Canberra dwelling values rose 4.9 per cent over 2025, according to Cotality’s Home Value Index released on 2 January 2026. The city recorded a 2.2 per cent increase over the December quarter and a 0.2 per cent rise in December itself.

The report places Canberra’s median dwelling value at $893,907 as at 31 December. It also shows the index remaining 2.1 per cent below its May 2022 peak.

An index of values

These figures describe an estimated dwelling-value series covering houses and units. They are not the middle price of houses sold during the quarter, and should not be presented as a quarterly median house-sale price.

A value index seeks to track market movements while accounting for property characteristics. A sale-price median describes the transactions that occurred. The two measures can move differently when the mix of homes sold changes.

Applying a citywide result

The annual rise gives context for Canberra’s market at the end of 2025. It does not mean every home appreciated by the same amount, or that every suburb returned to an earlier high at the same time.

For a particular property, the useful comparison remains recent sales of similar homes in the same area. Accommodation, land, condition and strata arrangements can matter more to that decision than the broad city average. A market index is one part of that assessment, rather than a substitute for those details.

The national capital's prestige market is small, discreet and fiercely concentrated. Forrest, Red Hill, Deakin and Yarralumla trade on land, gardens and heritage rather than water views, and their finest streets change hands only rarely.
