ACT: Canberra’s Inner South and the Quiet Art of Old Money

The national capital's prestige market is small, discreet and fiercely concentrated. Forrest, Red Hill, Deakin and Yarralumla trade on land, gardens and heritage rather than water views, and their finest streets change hands only rarely.

Canberra does prestige differently. There is no harbour to frame, no beachfront to fight over and very little high-rise glamour. Instead, the capital's most valuable homes sit behind clipped hedges and long driveways in the garden suburbs of the Inner South, between embassies, reserves, private schools and the lake. The market is small enough that a single sale can move the rankings, and discreet enough that many of its best homes never reach a public campaign.

For buyers who understand it, that is precisely the appeal: large, established landholdings minutes from the Parliamentary Triangle, in a city planned around open space.

Where the national benchmark meets a smaller market

By the national definition of prestige, sales of $5 million and above, the ACT barely registers. Cotality data published in Westpac Private's Prestige Property Report 2026 shows the territory recorded six such sales in 2025, the lowest in five years and well down on the 17 recorded in 2022. Three were in Forrest, two in Red Hill and one in Campbell.

Canberra's median dwelling value was $864,998 at the end of August 2026, according to Cotality. That city-wide measure provides context; it does not establish the value of an individual Inner South estate.

In Canberra, a single sale can rewrite the rankings, and the best streets may not trade for a decade.

The Inner South and the golden mile

The capital's top end is concentrated in a tight belt of suburbs close to Lake Burley Griffin: Forrest, Red Hill, Deakin, Griffith and Yarralumla, with Campbell on the lake's northern side. The Westpac report describes housing stock of substantial family homes and 1920s heritage properties on large, private blocks, often in established gardens and close to schools such as Canberra Grammar.

Prices and momentum

Canberra has largely sat out the national surge of recent years. Cotality's August index showed Canberra values 5.2 per cent below their May 2022 peak, and its September update recorded a 1.6 per cent annual decline, a more modest fall than in Sydney or Melbourne.

Who buys, and what they value

Offshore buyers face firm limits. Foreign persons have been barred from buying established dwellings since 1 April 2025, a ban the 2026-27 federal Budget announced would be extended to 30 June 2029. Foreign owners of ACT residential land also pay an annual land tax surcharge of 0.75 per cent of the average unimproved value, unless the home is their principal place of residence, according to the ACT Revenue Office.

What commands a premium in Canberra is distinctive:

  • Land scale: blocks of several thousand square metres, rare anywhere else this close to a city centre.
  • Elevation: the few Inner South positions with views across the city towards the lake.
  • Heritage character, carefully restored, alongside high-calibre contemporary design.
  • Proximity to reserves such as Red Hill, the lake foreshore and leading schools.
  • Privacy, established gardens and resort-style amenities such as pools and tennis courts.

Outlook

Canberra's top end will remain thin and lumpy, defined by a handful of significant sales each year rather than broad trends. With values still below their 2022 peak and higher rates weighing on the premium suburbs, buyers have more room to negotiate than at any time in recent years.

The fundamentals of scarcity have not changed. The great Inner South holdings are generational, and when one is offered, the capital's most patient buyers tend to appear. The next record may be a long time coming, but it is most likely to be set on the same few streets.
